Investments

In case a new warehouse shall be constructed for example, a free period of 6 months for construction of the premise is granted after which the investment is being calculated through the negotiated rent. After the period for charging off the investments is over the premise becomes property of Bourgas Free Zone and the client shall have an advantage upon hiring the premise at preferential costs.

Contracts:

  • For trade operations – Contracts are concluded for indefinite period unless one of the parties opposes in writing within one month prior to the termination date.
  • For organization of production or processing of goods - Contracts are concluded for a maximum period of 10years with an option for prolongation for another 10 years.

 

Here follow some further explanations:

Bulgarian free zones are organized more like trade logistic zones.

For performing trade activities in the Zone (i.e. change of property, sales, storage, change of transport documents, reloading of vehicle and also some simple operations such as labeling, packing, sorting, etc.) the Client is allowed to operate in Bourgas Free Zone with his already existing foreign, local or off-shore company, i.e. the Client is to be a Bulgarian or a foreign legal entity, depending on the fact – who will be the consignee of the goods in the Zone. After concluding a contract with the Zone, a registration by the Customs authorities (license for operating in the Zone) should be issued which takes two-three weeks.

In order to organize production activities in Bourgas Free Zone, according to the Cusoms law, should be registered a company in Bulgaria e.g. in Bourgas court with Bulgarian, foreign or mixed capital and it will be subject to Bulgarian legislation.

Contracts:

For trade operations – Contracts are concluded for indefinite period unless one of the parties opposes in writing within one month prior to the termination date.

For organization of production or processing of goods - Contracts are concluded for an initial period of max.10years with an option for prolongation for another 10 years.

In a close proximity along the terrain for investments, the warehouses could be serviced by the existing railway tracks, and the goods can be unloaded or loaded by the available mechanization.

Limitations:

No tax incentives are foreseen for excise goods. No cigarettes, bottled alcohol, drugs and their precursors are allowed for storage and handling.

Land on the territory of the Zone is available for rent only but not for purchase.

Investment possibilities:

1. Bourgas Free Zone disposes of 60 000 sq.m. open areas for investment incentives (settlement of production, building of covered warehouse areas) on rent basis. In case a new warehouse shall be constructed for example, a free period of 6 months for construction of the premise is granted after which the investment is being calculated through the negotiated rent.

2. Industrial park project – development of 20 000 sq.m., including premises and infrastructure, for small & medium enterprises.

The preferential status of Bulgarian free zones, includes the following tax incentives:

  • Exemption from duties and VAT for goods stored on the territory of the Zone.
  • Exemption from duties and VAT for raw materials intended for production.
  • Exemption from duties and VAT for machines and equipment related to production on the territory of the Zone for a period of 2 years.

 

Land on the territory of the Zone is available for rent but not for purchase.

Multifunctional warehouses with complete infrastructure and modules of 400, 600, 700, 1100 and 2400 sq.m. are available for rent – for storage and for organization of new production lines. Open areas for storage and construction are available for rent.

 

Contracts:

  • For trade operations – Contracts are valid for indefinite period of time unless one of the parties opposes in writing within one month prior to the termination date.
  • For organization of production or processing of goods - Contracts are concluded for a maximum period of 10 plus 10 years.
